Hévíz international demand and access: an investor’s view

Among Hungary's spa towns, Hévíz recorded the most guest nights after Budapest in 2025, and almost half of them came from abroad. Where those guests come from, and how easily they arrive, matters directly for a holiday let nearby.

Hévíz international demand accounts for close to half of all overnight stays: in 2025, around 591,000 of the town’s 1.2 million guest nights were spent by foreign visitors, according to Central Statistical Office (KSH) data. Germany, Austria, Czechia and Slovakia are the traditional source markets. Vienna and Graz are roughly 2.5 to 3 hours away by car.

Hévíz international demand: how large is it?

International guests account for roughly half of all guest nights in Hévíz. A compilation by Termál Online, based on KSH settlement-level data, shows 1,198,599 guest nights in 2025, of which 607,361 were domestic and 591,238 international.

Measured by arrivals rather than nights, the foreign share is higher still. In September 2026 the director general of the Hévíz spa reported that 648,000 guests arrived in the town in 2025, 68 per cent of them from abroad. The two figures are consistent; one counts arrivals, the other nights spent.

Which countries do visitors come from?

Germany has long been the largest international market for Hévíz, followed by Austria, Czechia and Slovakia. Figures from the town’s tourism organisation for 2022 show German guests accounting for 17.9 per cent of international guest nights, ahead of Austrian, Czech and Slovak visitors.

More recent country-level figures for Hévíz alone are not publicly available, but data for the wider Lake Balaton tourism region tell a similar story. According to the Hungarian Tourism Agency, the region’s leading international markets in 2024 were Germany, Czechia, Slovakia and Austria, with Poland the fastest-growing at 14 per cent.

  • Germany: the largest international market both in Hévíz and around Lake Balaton.
  • Austria: within a few hours’ drive from Vienna and Graz, which suits shorter breaks.
  • Czechia and Slovakia: among the leading source markets in both data sets.
  • Poland: the fastest-growing market in the Balaton region in 2024.

For investors, the point is that international demand does not depend on a single country, and the main markets are all neighbouring or nearby countries with direct road access.

How long is the drive from Vienna, Graz and Budapest?

By car, Hévíz is roughly 2 hours from Budapest, about 2.5 hours from Graz and about 3 hours from Vienna. Journey times depend on traffic and route; the figures below are rounded route-planner estimates to central Hévíz.

Budapest

c. 190 km, around 2 hours via the M7 and M76 motorways

Graz

c. 170–180 km, around 2.5 hours

Vienna

c. 200 km, around 3 hours

In practice, the catchment areas of Vienna, Graz and Budapest can reach the area by car without changing, even for a long weekend. Our article on Hévíz, Keszthely and Lake Balaton shows what lies within a quarter of an hour of Nemesbük.

What role does Hévíz–Balaton Airport play?

Hévíz–Balaton Airport (IATA: SOB) typically handles seasonal international flights. The offer changes from year to year, so always check the airport’s current timetable before travelling.

There are two verifiable examples for 2026. The airport’s website lists SundAir flights to and from Dresden in autumn 2026, and Hungarian media reported a weekly Saturday charter to Antalya between June and September 2026. For tourism in Hévíz, inbound traffic such as the Dresden flights is the more relevant part.

The airport lies about 15 km from Nemesbük, so when a flight is available the transfer is short. Overall, however, it is a complementary option that depends on the seasonal schedule; road access is there regardless.

What should you watch for when reading demand data?

Above all, be clear which measure, period and type of accommodation a figure refers to. Tourism statistics come from different sources and methods, so the same town can appear with different numbers.

  • Guest nights or arrivals: international guests often stay for a different length of time, so the share can differ by measure – as it does in Hévíz.
  • Accommodation type: some data cover only commercial accommodation (hotels, guesthouses), others include private and other lettings.
  • Town or region: Lake Balaton regional data describe the wider area; figures for Hévíz itself may differ.
  • Period: a single month or quarter is no substitute for the annual picture; seasonal swings can be large.
  • One-off effects: a large hotel opening, an event or a spa redevelopment can shift the numbers from one year to the next.

When assessing how well an apartment might let, look at several years and several sources together, and read the income model scenarios in that light. The model is illustrative, not a promise of returns.

What does this mean for investors?

A diversified guest base supports the stability of demand: if one market weakens, others can partly compensate. In Hévíz, domestic and international guest nights are broadly balanced, and international demand is spread across several countries.

Demand is not without risk, however. The central bath building on Lake Hévíz has been closed to visitors on structural grounds since 18 March 2025, although the lake itself remains open for bathing, currently outdoors only. Local press reported that in the first quarter of 2026, guest nights in private and other accommodation fell by 39 per cent year on year. Discussions on redeveloping the bath are ongoing and worth following.

These figures describe past demand and do not predict the future occupancy of any particular apartment. HillGate opens to guests on 1 June 2027, so it is sensible to review the latest annual data and the status of the spa redevelopment as part of your pre-purchase due diligence.

At HillGate, reaching international guests is the operator’s job: distribution runs through the direct channel, Booking.com and other OTAs (online travel agencies).
